A very wide range of planning services provided to meet the individual needs of clients, for example :

1    negotiated planning permissions

  • redevelopment of a large detached house as two, 4 bedroom houses in Hampton on Thames, Middx. [with Garland Cornelius Architects, Hampton];
  • for The West London Dermatalogy Centre, Chiswick High Rd W4, a leading dermatology clinic and practitioner training centre. Produced all requirements for a successful application (change of use to Class D1), including drawings and detailed case for the new use [with Whitman & Co Commercial, W4];
  • for the extension and conversion of eight Edwardian shops with residential above, following study of development and conservation options for charitable trust clients, Ealing Green, central Ealing W5 (photo). Attractive terrace renovated and extended, additional retail floorspace and 13 flats, original shopfronts recreated and listed chemist's shop preserved [with Franklyn Nevard Associates, Architects];
  • redevelopment of a canalside industrial site as a 90- bed care home [Southall] for property development company;
  • solicitors introduced a property company needing urgent clarification of council's requirements. Three applications for alternative new uses of a substantial basement and ground floor were 'on hold'. Negotiations with planners and production of impact studies for each alternative resulted in permissions for retail, office, and gym uses, giving the client flexibility in letting [Hammersmith & Fulham];
  • numerous development schemes, including residential building, conversion, extensions; commercial remodelling, changes of use; and schemes for land owners and developers; health and education services, hotels, sports clubs, charities etc.

2    planning potential studies

  • owner needed advice on the planning potential of his landmark former Depository building in West Ealing, W13. Study assessed conversion potential. Discussions with potential developers, and early negotiations with planners and council as adjoining landowner clarified the planning position, enabling an advantageous sale. Fourteen loft-style flats resulted (photo);
  • planning studies of office buildings and sites for owners, including major trade unions, prior to sale for residential redevelopment (Clapham, Peckham; Tunbridge Wells and Sittingbourne, Kent). Planning policy and listed building aspects, applications for residential use of offices in historic/ listed buildings : WC1, SW9, Bethnal Green E2 (Grade 2* listed). Through Poulston Lees/ Keningtons Surveyors, W1;
  • numerous other development potential studies for owners of a private school, and commercial and employment sites, resulting in substantial residential developments.

3    enforcement cases

  • with clients in dispute with the council's planning enforcement, solicitors required investigation of the planning situation where the clients had built a large extension to a ground floor conversion flat, but the council held that it was seriously out of accord with the planning permission. Investigation revealed that the council had mishandled by not registering revised drawings. After negotiations, retention approved with minor amendments;
  • planning application to retain a roof extension built without permission at the fifth floor level of a substantial house. Negotiations, clarification of the council's requirements. Amendments, architects appointed, and permission later granted (Mayfair Conservation Area, London W1);
  • various works at a listed/ conservation area village pub, Hertfordshire village, required negotiations on behalf of the owner and tenants. Enforcement Notice served and planning application refused, but a well-presented Appeal Hearing case proved successful.

4    opposing residential development on behalf of residents

  • conservation area, Hampton on Thames, Middx. Introduced by Garland Cornelius Architects, Hampton
  • Ealing W13: repeated planning applications on site of detached Victorian house

5    planning appeals by written representations, local hearings and public inquiries

Numerous successes. Examples include:
  • extensions to conservation area houses (Ealing Common; Hanger Hill; Monken Hadley, Barnet);
  • retention of base for electrical contractor in garden building (Pinner);
  • representing major road haulage company objecting to adjoining Waste Transfer Station (Tottenham);
  • representing hotel owners, enforcement case, Public Inquiry (Ealing);
  • retention of large shop extension, enforcement Public Inquiry (Brent);
  • retention of buildings on substantial private estate, enforcement (Enfield);
  • unreasonable condition deleted, enforcement at factory (Hounslow);
  • residential development (Ealing, Slough, Westminster, Weybridge);
  • expert witness at Public Inquiry, opposing residential use of substantial community building (rare call-in case, listed building, Ealing).
